Welcome to Gunwharf Quays Residents Company

The Gunwharf Quays estate is in Portsmouth, and it comprises a mix of commercial and residential use. Our residential estate, formally registered as Gunwharf Quays Residents Company, contains 396 properties in eleven blocks and two rows of terraced, town style, houses.  These are situated between the south entrance from Gunwharf Road to the marina and the Solent and adjacent to the Wightlink ferry port.

The estate was the main ordnance yard for the Royal Navy from its inception in the 17th Century until 1986 when it closed, and the site was made redundant.

Portsmouth City Council issued a development brief in 1995 and the 32-acre site, shared almost equally between commercial and residential properties, was acquired by The Berkeley Festival Waterfront Company Limited in 1998.

Construction began in 1999 and the first residents moved in during 2001. The site combines some 2,000 meters of waterfront pathway divided between the residential estate and the commercial area and split by a canal with access bridges.

The estate contains four areas of historic interest that leaseholders have responsibility to maintain. The Vulcan Building and The Old Infirmary (both residential blocks), the perimeter wall and Nelson’s Arch are listed and come under the control and guidance of English Heritage and Portsmouth City Council. The residential site attracts visitors annually from around the world.
